Our team of over 20 professionals provides the infrastructure needed to design, build, and operate spaces that become part of the fabric of the community. DELFO TROMBETTA, PARTNER

Delfo has spent the last 15 years managing and developing successful businesses in the hospitality and entertainment industries. He is a partner at Austin’s La Condesa and Sway, which he opened in 2009 and 2012, respectively. In 2010 he opened One Atlantic, a 20,000 square foot luxury venue at the Pier Shops at Caesars Casino in Atlantic City, New Jersey, where he was a general partner and oversaw all operations. Before then, he was director of operations and booking manager for Pangaea Lounge and Gryphon Nightclubs, two entertainment venues located at the Hard Rock Hotel and Casino in Hollywood, Florida. Until 2005 he lived in Washington, D.C., where he was label manager at Yoshitoshi and Shinichi, two internationally acclaimed record labels belonging to Grammy Award winning artists Deep Dish. He oversees all financial and business operations at New Waterloo. Delfo grew up in Catania, Italy, and holds a B.S. in International Affairs from Georgetown University’s School of Foreign Service.


PATRICK JEFFERS, PARTNER

Patrick brings over 10 years of experience in commercial real estate and private investment to New Waterloo, where he is responsible for overseeing all real estate transactions, construction and development activities. Mr. Jeffers began his career with the Trammell Crow Company, where he was a Vice President of Development and Investment in the Austin, Texas office. While at Trammell Crow, he worked on the acquisition, development, and eventual disposition of over 1.7 million square feet of office and industrial product and was the principal development partner for a $70 million high-rise condominium project. Prior to Trammell Crow, Mr. Jeffers spent 7 years as a Wide Receiver in the National Football League, playing for the Carolina Panthers, Dallas Cowboys, and Denver Broncos, where he was a member of the Super Bowl XXXII championship team. Patrick holds an MBA from the Darden Graduate School of Business Administration and a Bachelor’s degree from the University of Virginia.


BART KNAGGS, PARTNER

Bart is a native Austinite and entrepreneur. He co-founded Capital Sports and Entertainment, which managed athletes and entertainers, and in 2002 created the Austin City Limits Music Festival. At CSE, Bart was responsible for all sponsorship, marketing, and general management for the firm and its events. In 2005, he helped CSE acquire and re-brand Lollapalooza in Chicago, the largest festival in the world, leading to the creation of C3 Presents. He was previously a founder of Trajecta, Inc., an optimization software company, The Lance Armstrong Foundation/Livestrong, and a General Partner in Hotel Le Toiny, a five star hotel in St. Bart’s. Knaggs serves many early stage ventures – as General Partner of Mellow Johnny’s, and as board member to DoStuff Media, Spacecraft, Honey Stinger, and Austin Bike Share. Bart holds an MBA and BBA from the University of Texas at Austin.


STUART MCMANUS, PARTNER

Stuart has over 20 years experience in the hospitality sector. Stuart brings his expertise in relationship building, investment structuring, negotiations and asset management to New Waterloo. Stuart started his career in the investment banking sector in London where he financed over EU 800 million through the privatizations of large scale, primarily European, infrastructure projects. Upon returning to the U.S., Stuart began his hospitality real estate career as a Managing Partner at Beachside Capital Partners in Westport, CT and then as President at Capstar Partners in Austin, TX where he was responsible for the investment, management and financial success of over $500 million in real estate assets comprised primarily of independent, boutique hotels including the Hotel Jerome in Aspen, CO, as well as other premier hotel assets across the U.S. In late 2006, Stuart created Crystal Lake Capital, an investment firm, where he successfully sourced, capitalized, acquired and ultimately divested the premier Hotel Le Toiny in St. Barthelemy. In 2012, Stuart sourced and structured the acquisition and investment of Hotel Ella and the South Congress Hotel assets in Austin. Stuart holds an MBA from the Kellogg School of Management and a Bachelor’s degree from Northwestern University.


BILL STAPLETON, PARTNER

Bill founded Capital Sports & Entertainment (CSE) in 1998 and was a partner in the subsequent launches of successful enterprises such as the Austin City Limits Music Festival, Lollapalooza in Chicago, and C3 Presents. Bill’s work at CSE as Lance Armstrong’s long-time agent included numerous Fortune 500 endorsement deals and advertising campaigns with companies such as Nike, Visa, and Coca Cola, as well as two New York Times best-selling books. Bill was one of the founding architects of the commercialization of the Livestrong brand, bringing more than $200 million to the Lance Armstrong/Livestrong Foundation through his brand management and licensing negotiations. At New Waterloo, Bill is primarily responsible for raising capital and business development. He also serves as Chef Paul Qui’s agent, which has included the successful launch of Paul’s newest restaurants, Pao in the Faena development in Miami and Otoko in the South Congress Hotel. Bill was a member of the 1988 United States Olympic Swimming Team and Vice President of the US Olympic Committee. Bill is currently serving on the Boards of Directors for technology startup Rallyhood and concert venue Stubb’s, both located in Austin. He holds a BA, MBA and JD all from UT-Austin.
